The Process

1 - Initial Consultation & Survey
Initial site visit to explore scope of works with later survey carried out to facilitate production of existing drawings to form the basis of design proposal.

2 - Concept Design
Preliminary 2D & 3D designs created based on the client brief with options & subsequent amendments as required to progress the design.

3 - Developed Design (Planning)
The design is progressed to form a set of planning drawings for submission to the Local Authority whether it be a certificate of lawful use for projects within permitted development rights such as small rear extensions, prior approval for larger extensions or full planning. Supporting documentation also prepared as required to validate application.

5 - Technical Design (Building Regulations)
Once planning has been approved technical drawings are prepared to demonstrate compliance with current UK Building Regulations, which are then submitted to Building Control for approval. The technical package can also be used to obtain prices from builders/ contractors.

5 - SAP Calculatons & EPCs
SAP calculations where required can be prepared alongside the detail drawings to provide early guidance on the most cost effective route to compliance with Part L of the Building Regulations. Excessive glazing reports can also be carried out by using SAP to demonstrate compliance for extensions with glazing >25% of floor area.

6 - Construction
Additional details and site visits as required to assist the construction process, final documents prepared and signed at completion for necessary approvals.
